November was an interesting month. Overall sales were marginally up from last November. However, overall average price increased 26.5% from last year. Single family home sales were slightly down while lot sales were strong, up 150%. A sign that buyer’s are seeing value in building again. However, the increase in incoming inventory will help even out this trend. Inventory is still a bit lower than last year but it appears that the owners are open to selling again. We are also seeing a transition to pre-retirement and recently retired buyers from the aging residents that are now moving to be closer to family or into assisted care communities.
