Inventory on Marco Island dropped under the 1000 unit mark once again. However, single family homes have shown positive growth in July, both in pending and closed sales. The buyer demand has not been as high as the past July. Lower demand has forced sellers to be more aggressive with their pricing. This has brought the bottom feeders out to lowball multiple properties to see if someone will bite. Overall, the closed transactions were up about 5% while the average price remained flat. Demand seems to be picking up in August and should remain relatively steady through the end of year.
